Roof size (squares)
The single biggest driver. One square = 100 sq ft of roof surface; a typical New England colonial runs 20–40 squares, larger homes like our 55-square Gilsum install run higher.

Pitch & complexity
Steep pitches, dormers, valleys, chimneys and skylights add labor and flashing detail. A simple gable costs meaningfully less per square than a multi-facet Victorian.

Profile choice
Aluminum shingle, slate, cedar-shingle, shake, standing seam, Mediterranean tile — and solid copper at the premium end. Profile changes material cost; performance stays lifetime.

Existing roof condition
Interlock systems can often install over one existing asphalt layer per ICC-ES ESR-1790 — skipping tear-off and disposal cost. Rotted decking or multiple layers change the equation.

Access & site
Three-story urban access, steep sites, and island work (Cape, Vineyard, Nantucket) affect logistics and staging.
